The investor's honest truth

We say what investors need to hear, not what they want to hear. Before the signing. Before the wire. Before the regret.

  1. A good market is not a good reason to buy.

    There is always another cycle. There is always another property. The moment everyone is rushing in is usually the moment brokers earn the most — and the moment investors earn the least.

  2. A good property may not be the right one for you.

    Grade A asset in Grade A location for the Grade A investor — these exist. But if your tax structure, liquidity needs, or holding period do not align with it, it is not good for you. Fit is the multiplier, not absolute quality.

  3. Yield on paper is not yield in hand.

    Brochure numbers ignore management fees, vacancy, taxes, depreciation, repairs. Our assumptions look conservative to salespeople — and exactly right to anyone who has actually owned and operated property for ten years.

  4. Cheap commission means vanishing service.

    The 1% fee that looks like a saving is usually the same fee where no one answers the phone when the pipe leaks. Real estate cost is "time + network + follow-through" — not a line item on the proposal.

  5. Choosing not to buy is sometimes the best decision.

    Sometimes our answer is "do not buy now" or "this is not the right one." We are willing to lose a short-term commission to keep a long-term relationship. An investor who stays for ten years is worth more than a deal that closes in thirty days.
