Who do you work with?

Individual property owners, family offices, and institutional investors in Thailand. Our sweet spot is owners with 1–20 units who want a partner who stays involved after the transaction.

What services do you offer?

Three pillars under one roof: (1) Sales & Rental, (2) Property Management, (3) Investment Consulting. We also run interior refreshes when it helps the numbers.

How do you charge?

It depends on the service. Sales and rental work on standard market commissions. Management is a monthly fee plus performance bonus. Consulting is a fixed retainer or project fee — quoted upfront after the first conversation.

How fast can you lease a unit?

Our average is 21 days from listing to signed lease across our current portfolio. Premium units in strong locations often go faster; entry-level units in soft sub-markets take longer.

Do you work with foreign owners?

Yes. We’ve handled clients from 12+ countries. We handle the Thai-language operational side so you don’t have to; English reporting and remote decisioning are standard.

What is your first step?

A 30-minute consultation — free, no commitment. You describe your property and goals; we describe what we can and cannot do, and how long it will take.

Will I always deal with the same person?

Yes. Every engagement has a named account owner who stays with you for the life of the relationship. Founder-led means the buck stops at the top, not with a rotating analyst.
