Our selection criteria

  • Developer pedigree — Tier-1 only: Sansiri, AP, Ananda, Origin, Land & Houses, Noble, Property Perfect
  • Location fundamentals — MRT/BTS proximity (<500m), commercial density, schools, infrastructure
  • Rental yield — 6–9% gross yield potential (verified against 3+ comparable nearby rentals)
  • Capital appreciation — Historical developer pricing + location-level demand signals
  • Foreign quota availability — Verified before recommendation for foreign investors
  • Unit mix & floor plan — Usable ratio, ventilation, light, layout flexibility

How curation works

Once your investment thesis is set, we source matching projects. Each shortlisted opportunity comes with a deal memo: project overview, developer profile, comps, 5-year yield projection, downside scenarios, final recommendation with rationale.

Exclusive access

Long-standing developer relationships give us early access to prime units — often before public launch. Pre-launch pricing typically offers 5–10% advantage.
